About Part P

On January 1st 2005, Building Regulations Approved Document P (commonly known as Part P) came into force.  The enforcement of Part P means that is now a legal requirement for all trades involved in carrying out domestic electrical installation work (including plumbing and heating) to comply with Part P of the Building Regulations.  LOCAL AUTHORITIES ARE NOW PROSECUTING IN THE EVENT OF NON-COMPLIANCE!

Part P has been introduced to reduce the number of deaths, injuries and fires caused by faulty electrical installations.  These regulations also intend to make life harder for "rogue installers" to leave electrical installations in an unsafe condition.

Part P covers all fixed installations, after the Distributor's meter, in buildings (or parts of buildings) comprising:

  • Dwellings
  • Combined dwellings and premises having a common metered supply (Shops, Public Houses etc.)
  • Shared amenities in blocks of flats
  • Common access areas in blocks of flats

Part P also covers parts of electrical installations outside of dwellings including:

  • Pond pumps
  • Fixed garden lighting
  • Garages
  • Sheds
  • Greenhouses

Approved Installers will be members of Competent Persons Schemes (such as BSi, NICEIC, ELECSA etc.) and will be able to self-certify that their installations comply with Part P.

IT IS A CONDITION OF PART P THAT ALL CONSUMERS WHO HAVE HAD WORKS OF THE ABOVE NATURE CONDUCTED ARE OFFERED A 6 YEAR WARRANTY AGAINST FAULTY INSTALLATION, NON-COMPLIANCE WITH BUILDING REGULATIONS AND CONTRACTOR INSOLVENCY ETC.

DOMESTIC ELECTRICAL INSTALLATION WARRANTY – KEY FACTS FOR CONSUMERS

(Note: This is a policy summary and does not contain the full terms and conditions of the insurance contract. Refer to the Policy Wording for full details of cover).

Insured Party: The Certificate Holder being the original party responsible for the commissioning of works insured under this policy OR a new party to whom the policy benefits are assigned by way of transfer.

Insurance Type: Domestic Electrical Installation Warranty Insurance

Electrical Installation: Means the fixed electrical wiring installed by the contractor described as works in the certificate of warranty insurance which is integral to and part of the residence described in the certificate of warranty insurance and transmits electrical energy.

Cover: To indemnify the Certificate Holder in the event of direct physical damage to electrical installation caused by breakdown, failure, distortion and burnout resulting in repair or replacement.

Cover extends to the whole of the fixed wiring installation carried out by the contractor – not just those parts notifiable under Building Regulations Part P.

Remedial work can be conducted by the original installing Contractor if practical and includes redecoration and making good if required. If it is impractical for the original contractor to conduct remedial works (in the event that the Contractor is no longer trading etc.) then a suitable alternative Contractor will be appointed by Insurers.

Insurance Term: 6 years from completion of installation (5-years in excess of Contractor’s own 12-month guarantee)

Indemnity Limit: £10,000 any one loss or 125% contract value, whichever is the lesser

Excess: £ 50 each and every loss to be borne by the Certificate Holder

Exclusions: Wiring does not mean any of the following whether or not permanently installed or installed by the Contractor:

  1. Home Entertainment Equipment
  2. Kitchen or Laundry Appliances or Equipment
  3. Rubbish Compactors
  4. Telephones
  5. Pumps, Valves, Fans or Heating/Ventilation/Cooling Controls
  6. Boilers, Water Heaters or Showers
  7. Alarm Systems

Intentional Acts/Willful Neglect clause & Wear and Tear clause

Excluded Perils clause: these include (but not limited to) fire, explosion, earthquake, flood, storm, tempest, inundation, aircraft, vehicles, sprinkler leakage, molten material, smoke, water, waves, overflow, subsidence, sinkhole collapse, landslide, mudslide, earth sinking, tsunami, volcanic action, snow or ice, sleet, windstorm, hail, freezing, glass breakage, water damage (including resultant), malicious damage, theft or attempted, defect programming/data loss etc. Please refer to wording for full details.

Conditions: Misrepresentation/Fraud – Attempted fraud or giving false information will result in cover being void.

Claim Notification: Please address all claims matters to The Claims Manager at the above ( Oldham) address.

Cancellation: The policy may be cancell ed within 14 days of policy receipt for a full premium refund.

Complaints Procedure: Please address all complaints, in the first instance, to The Commercial Manager at the above address. Complaints that can not be resolved through this process may be referred to the Financial Ombudsman Scheme, further details of which will be provided at the appropriate stage of the claims process.
